About Us

Homely Hills is an independent family run business. We started this journey to provide landlords, tenants and agents with several different services which can help with the end of tenancy process and deposit claims, or for the preparation when new the tenants move in.

Whether tenant or landlord you can turn to us for an honest, impartial assessment and reliable inventory service, or a deep clean when your tenancy ends.

Our professional cleaners will clean your property to the highest standard. Get in touch for an end of tenancy deep clean, just a quick once over, or if required we can also arrange for a regular weekly HMO cleaning.

Check-out

At the end of tenancy we can provide you with a detailed Check-out report. Clear digital photographs will be taken, ensuring that every area of the property is covered, highlighting any damages, the overall cleanliness of the property and all items left behind - detailed descriptions will be provided with every picture. The Check-out report will also have clear end of tenancy meter readings which will be added to the report. The completed Check-out report will then be emailed to the agent, landlord and tenant. 

Inventory

At the start of tenancy we can provide you with a detailed Inventory report. With a keen eye for detail, we will ensure that every area of the property is covered, including all fixtures, fittings, gardens and outbuildings - taking clear digital photographs, ensuring that every picture is paired with a detailed description of the cleanliness and overall condition of the property. Meter readings will be added to the report.  We can also arrange for keys to be cut, ensuring all keys are clearly labelled.

Interim Visits

We can arrange interim visits on a quarterly or six-monthly basis. A detailed condition report will be sent to the tenant and landlord. A midterm inspection is necessary for deposit / reposit claims at the end of a tenancy. It is also the perfect time to discuss any issues within the property.

We can also send upcoming inspection reminders to agent, landlords and tenants.  

Check-in

After a detailed Inventory we can arrange to meet tenants at the property where a Check-in can be completed with them present. During the Check-in the tenants can discuss the Inventory and raise any concerns before signing the Inventory report. A clearly labelled key for every entrance will be handed over to the tenant during Check in. A copy of the final report will then be sent to the tenant, landlord and agent. The tenants will have seven days to add pictures to the report as well as agreeing or disagreeing with the contents.

A small welcome gift with details of your company can be provided as a personal touch, with important contact details should the tenant have any queries, concerns or maintenances to report.

Safety Certificates

Before a tenant can move in, the landlord must have several safety certificates in place, protecting themselves and their tenants.

Our fully insured, qualified contractors can provide you with the following:

• EICR - Electrical Installation Condition Report

• Gas Safety Certificate and Boiler Service

• EPC - Energy Performance Certificate
